Next thing I know the house was inspected the offer changed to $75k and my buddy's aunt told them to shove it.The house just may be too far gone, but here's what's got me curious, with the way the market has been and what I've seen in some of these neighborhoods I've been in lately I've seen smaller and older houses sell for much more than what the suggested ARVs are.

@Paul E Romero Getting a full property inspection and an appraisal (which a lender will require) will reduce your chances of getting ripped off significantly.

We have already done inspection and fixed everything they asked and the appraisal was set for this up coming Monday.

Upon inspection of the outside of the house, the yard seems to be sloping toward the house pretty much all around, which I believe is causing the mold.What do you think?

Lesson learned - shoot for the moon during inspection objection.

I am under contract for a duplex in Euclid and the inspection came back with some issues.  

I also rushed the inspection process and did not request as much money off of the price for things that I needed to fix. 

Hey everyone, I'm branching out and starting long-distance BRRR and wondering what methods you have found for inspecting contractors' work.

It does not mention an inspection period. 

I did some research, and it appears one of the preliminary steps is getting the home approved and inspected.
