Purchase price: $1,520,000
Cash invested: $380,000
Quadplex rental property - I represented the buyer for a smooth transaction.
What made you interested in investing in this type of deal?
Great location for consistently high rental rates. Best cap rate we could find in Denver proper.
How did you find this deal and how did you negotiate it?
Real estate agent found on MLS. Negotiated $75k under asking price because it has just fallen out of escrow and they were motivated to sell.

Lesson learned - shoot for the moon during inspection objection. We got much more than we anticipated.
