If you are discovered, as a few landlords recently were, you could not only face a lawsuit from your tenants where they could recover the increased rent they paid, moving costs, etc., but you may be liable for punitive damages.

If someone buys your LLC, as opposed to the actual properties, they will assume your Current basis, and depreciation schedule, which will increase their taxes when selling.

I'm not sure if I can do anything beyond call a heating company which I imagine has an opinion ab what I order.Eric, When I get a new to me property i will generally do the work myself, everyone is afraid of it, but its really quite simple if you have experience with advanced home projects, I just applied to be an HVAC Contractor in WI so i can pull the permits and sign the yellow cards, crazy part is in WI there is no experience or education requirement to be a Heating contractor, Just pay the state for a credential.

The housing authority insist the HUD limits prevent them from paying my requested rent or even increasing it at all, while the other authority had no issue entering into a contract for the requested amount.

What I like about this deal is, the major cap ex's have been handled, and there is still meat on the bone to increase the cash flow by filling the vacancies.
