As long as you have conservative criteria (and stick to it) and don't get in over your head (have sufficient cash reserves/multiple exit strategies), and fix it as fast as humanly possible, then I don't think there is any reason not to keep flipping. 

Tenants lying use to be a pet peeve of mine, it is human nature for most people to lie when they are in the wrong, so I adopted the policy of never listening to tenants excuses.
