Perhaps as an alternative you partner with your flipper friend where you contribute the cash and get a split of the profits in return.

@Dennis Pollock i love it.....i have been eating, breathing and sleeping real estate for the past 3 months.

I have a few architect friends that have gone through the process in multiple cities.

Me and my friend have lived at home for more than a year and have saved up enough money to buy a house and move out. 

There are many investor friendly brokerages.
