I think it is a rare consideration for most renters if they move into a rental neighborhood or not. 

If more on the conservative side, then I would say you need to take into consideration all your debts.

The DSCR is a bit more expensive, but it only cash-flows the property and does not require them to do a full-income documentation loan to you.

Generally you can buy at a 6 CAP or so but the debt service is 7% so even if everything goes perfect, you are likely to lose a bit of money each year until the rents continue to appreciate or you refinance.I continue to look for cash flowing property anywhere and it is really hard.
