Can someone explain how to evaluate if a multi family is a deal or not without having access to the historical financial data?

If you can make a different counter offer that you think the seller might agree to and it makes sense financially - knowing you have some sizable capex coming up, do it.

Eventually a tenants financial issues will become a landlords financial issues.

In my experience with multi-tenant leases for a single unit, one thing we have verified is that each individual tenant could carry the lease themselves if need be financially.

Everything looks good financially, however I've not sure what I should look for or how to protect myself from, any possible outstanding taxes or other liabilities that might be hiding out there on the subject acquisition LLC.
