The mentor / mentee relationship often result in JVs' / partnerships being done which is why most people capable of being mentors invest the time in the first place.

This non-screened person starts selling drugs, picking fights with your other tenants, causes your door to get kicked in by law enforcement, etc.

I would handle it like this: The husband can get out of the lease with no penalty, except he loses rights to the property (lease) and he loses any claim on the security deposit (they can fight over that in their personal life).  

Management is appalling and not using property to it's best capabilities.

Its been in and out of court so long its now an ex wife , brother and nephew fighting , since 2 owners died .
