Offering value to a mentor

Hey Biggerpockets members!

I’m starting out on this real estate journey and have just made my first buy/hold investment recently with all the money I saved up through college. I’m realizing the true wealth of the buy/hold strategy and want to venture into doing BRRRRs to primarily take advantage of the forced appreciation through rehabbing.

I met an investor in my area through REIA meetings who is extremely successful in doing major rehabs. I've personally seen two rehabs he's done in the area and understand the caliber of rehabs he does.

I've now ran into him a handful of times at REIA meetings and he recently asked me to propose an offer to help him out in any way. No specifics. Just an offer. And if the offer is compelling enough, he would mentor me and allow me to shadow as he executes one of the several deals he's doing currently. I often hear on the Podcast that in order to find a mentor, you must offer more value to them than they can offer to you.

So BiggerPockets members - what is a skill or anything a beginner investor can offer an experienced one that would be of major value?
