If I can manage to obtain a decent unit for 90k or below I feel like I could make out well. 

But you have to be there 10 years consistently after obtaining the proper residency and approved permits AND meet the annual donation requirements, THEN it will be reduced to 5%.However, after reviewing this again,I feel all the other details associated with Act 60 is not really worth my while.

No reason to feel sorry for us u less you feel the STR quota was unfair.

In our area it is slim pickings but we have seen a few gems come and go in the last few weeks and feel like we can find the right property if we can get financing. 

That being said, I feel that the secret is out.

It appears that maybe the cash-flow is 0% or 1-2% but your appreciation is 10%+I would keep the property until you feel the area can no longer appreciate or give you cash-flow.
