There is also a fair amount of entitlement that you may encounter as well.The well-maintained and managed properties with good tenants at market rent are almost never for sale. 

This is a great place to learn because I am fairly new and I have learned a lot so far.  

From there it should be fairly easy to figure out what you are going to need to do to make it work.

Is it fairly easy to roll into a conventional loan?

I’m a fairly new investors on my way trying to make my first deal in wholesaling and would love your feed back or if there’s anyway someone list I would greatly appreciate it.

With lack of guidance and inherent truths about roadblocks and pitfalls, it may be fair to say that your path might be more so intertwined and twisted,Unmarked roads, no street signs, and U-turns are in your future. 

It is a fairly reliable rental market, though, since we have the largest Army base in the world there. 

I find myself "googling" for every repair that comes up even though many of the jobs are small and could be completed fairly easily by a "jack of all trades" type (or me if I had more time!).
