I checked www.mdcourts.gov and it would take 10 days after the notice until you can file eviction in district court.

As for the why, we are doing it that way is based on guidance from the district, who have told us based on the zoning and covenants we are unable to subdivide.

What I've found out from the county is that a property(which mine is)must be classified within an open USE zoning district and their definition of a short term rental is posted below.The ordinance defines a short term rental as follows: Vacation rental means no more than two single family homes with a combined total of no more than 9,000 square feet gross floor area which are rented for two (2) days or more to tourists, vacationers, or similar transients.
