But then I also was driving around and writing down the addresses for the properties that had notices on them.

I have crunched the numbers and factored vacancy, maintenance, capital, and management expenses and the property has a negative cash flow.Since we have a 15 year mortgage and appreciation, we have about 100K-140K in equity on that property I really don’t know until we have it appraised.

I was kind of caught by surprise and felt like I just keep spending money, of course its was well worth it, but I am a planner so finding out when something is due drives me crazy.  

Here in NY I can't even get one house under contract, so I am not worried about getting 3-5 going.With that said, my biggest hang up was the fact that the deals I found would have been less appealing deals when factoring the loan fees and costs.

Things like Knob & Tube or Aluminum wiring, in ground tanks, tenants with certain breeds of dogs, proximity to a coast, etc. are all factors that could limit the companies that will insure you or raise the cost.Feel free to PM me if you need more info on any of this.

So that's the sticky point, they are asking the question now before you complete your cash out refinance, if you say yes, they may factor something additional into your debt ratio?
