If you're supposed to be getting monthly reports and they're dropping the ball that's no good.

@Brad Ball kudos for even considering something that big in my opinion.

I use FB Insure as an agency, a little slow on the ball sometimes and need to keep on them, but they haven't failed me yet.They utilize Lloyd's of London as well. 

Looking for some idea of a ball park number comps around the same bed/ba/sqft sold for 245-265.

I do have cash and could offer up to 20% down which should get the ball rolling on their residential development.  

Then when your old property closes you can exercise the option to finish your 1031.The more conventional (but expensive) method would be to do a reverse exchange. 

If the Tenant Buyer exercises their Option, the investors gets the rest of the equity and usually reinvests into more of these, but doesn't have to.

It’s a much slower process but I believe it will snow ball.

I'm not too far away from you over here in Phillipsburg NJ (on the NJ/PA border) with my little ground ball base hit single but it feels good to just be on base vs striking out every month renting...Keep up the good work my brother!
