hey all,I'm brand new to the real estate game and im entering as a wholesaler thanks to biggerpockets. 2 months ago one of my oldest friends introduced to me this website and im pretty sure its changed my life. 2 months of reading the posts and listening to the podcasts I have been inspired. 2 weeks ago I got some busines cards, car magnets and pens with my phone number with a simple message "we buy houses".

And just make sure their surety bond is enough to cover the amount you're requesting they guarantee.Also, for what it's worth, I've heard that BofA will issue the guarantee if you have any relationship with them (i.e. mortgage, auto loan, credit card, etc).

Why don't they buy a sub 10k fixer with a credit card or other creative financing and spend much less per month to own outright in a few years?  

There is profit in Networking so bring your business cards, speak with as many people as you can and make connections!

I'm on the verge of starting a major Direct Mail Post card Campaign.

The two houses I own, essentially break even.My Credit score was 810 before I bought the Colorado house in may 2013 and Refinanced the PA house in october, and I bought a new car in December (for a new business) I also opened up 3 business credit cards.

I was just about to make a phone call and give a Credit Card over the phone to signup for their next event this weekend here in the Great Philadelphia area.

WRONG.As soon as the owner answered the door, I gave the whole " Hi my name is Terry, I would like to speak with you about purchasing your property" and handed a card........ very humbly but confident, as to not put anyone off.Immediately I get a F OFF and a door closed in my face.This has happened before and will more than likely happen again.Now normally I would walk away and cross that one off my list, do not visit, do not mail, however, I opened my mouth and some words were exchanged.Next thing I know the home owners wife has grabbed me by the shirt and starts shaking me!!!!!!!
