One listing site, which I will not  name here, insist on encouraging  guests who book to then call  vacation rental owners. 

I wanted to share my story to just encourage anyone that’s thinking about investing in real estate.

I would certainly encourage you to get in touch with a local lender (maybe even a few of them), quiz them on their downpayment assistance programs, and see if you can qualify for such a loan.  

I want to encourage those of you that are having tough sledding on the first deal.

@David Morad go an acquire more deals, the information is there, where most people fail is in taking action part, get yourself around great people who will encourage you to do more, set your goals bigger, keep learning and keep getting out of your comfort zone.

Scott if you have your contractor’s license you may be able to file a mechanic’s lien but not just anybody can do that, you need to be a licensed contractor to do that not just anybody can file a mechanic’s lien I believe, but you could send her written notice that you’re planning to do that to encourage her to pay you.

Because of nuances like this, and the many others unique to real estate, I'd encourage you to take any advice you get with a healthy dose of critical thinking as no one knows your personal situation like you do.
