Look at the other threads on this company about 5 people actually went and looked at the SO CALLED full rehabs and the reports back from eye witness do not align with the marketing of them.I have done a lot of business in the rental relm in Indy and owned a bunch.. from personal experience you need to be at the 75k and up mark to approach anything that is a B type tenant base.And Especially a duplex that you can buy at 50k to 60k  those are total hood rats..

If you are raising rent on other properties and just not those two and someone decided to start digging that "moral decision" could very well be considered a "Very immoral decision" in someone Else's eyes.

Ideally, caregivers should be within at least earshot of every resident, so if you have two caregivers downstairs (maybe one making lunch and another assisting a resident with the bathroom), then you will need at least one more upstairs to keep an eye on those up there.

I drop off opportunity loss costs and capex/vacancies for my own purposes, though I do have strong reserves for the latter and a reasonable feel for the former (I have virtually zero vacancies, all of my units start completely rehabbed, and I keep an eye on other opportunities should I wish to sell and go into something else).I don't have to micromanage this aspect because I have a good mix of free & clear and lightly leveraged.

I haven't seen anything since then that I would buy and have stopped looking with an eye to buy but rather only to stay on top of the market.
