Be familiar with the tenant laws of the state you are going to, I think WA is one of those states that favors the tenant heavily which can sometimes create headaches with managing!

Here in NW Indiana, we have several investors who invest heavily in the 55k type properties, but, as was mentioned before, they have a team in place to manage their investments and they EXPECT higher vacancy/maintenance than C+ or better neighborhoods.

The easiest way to find land upon which container homes can be build is not by looking for any special zoning but rather a lack of zoning, like no zoning designated land, or none building restricted land, there are actually quite  few but they generally will not be found in already heavily populated areas, However, most of these lands will be within an easy and a short driving distance to the usual amenities, and services.
