The HOAs tend to eat up your profits and give some amenities to the tenants...like pools and fitness centers, gated parking, yard care, neighborhood cleanup,  etc, that I don't think they are often really willing to pay for or better yet, pay extra. 

They texted and gave permission to keep the deposit, so I used that to pay for the clean up and got a new tenant in there within two weeks. 

It seems most cities are not keen on taking down trees if not necessary.For the tree limbs, in Cincinnati, I am required to clean up all debris on adjoining properties related to tree trimming or taking down.  

But I would at least try for it since you are now going to have to do smoke clean up as part of your make-ready. 

Appliances: Will evaluate for ability to clean up / functionality.

They did work fast and recommended an ace sheet rock guy to clean up wall openings.

Next thing she knew, they were calling her to put more money into her reserve account that started out at $6,000 and was depleted in just a few months. 

Can I get any authority involved to force them to clean up?

I'm willing to bet it's a bunch of old used furniture and nothing of real value. my process is to document what was left behind and then dispose of it, clean up the unit, change the locks, and rent it again.
