Our current home is in no way satisfactory and I am in debt.

Since banks use debt-to-income to qualify/approve you for a loan, how do you get around the "debt" part, since income isn't yet established?

I have good credit, my DTI is okay but I'm taking some Dave Ramsey advice and knocking down some annoying consumer debt.

After a month or so of doing 2-4 a day you'll have a large enough data set to see what the average return with no debt and the good deals will pop out to you. 

Self sufficiency only allows 75% of the the rents to be used, and it makes sure that the 75% of the rents can service the debt.

Long term Goal-No Debt that isn't investment related.

Meaning, whether your DTI (debt to income) ratio will be too high to get the 2nd loan.
