We joined a local REI group, so it's my hope that my husband gets a little more in tune with the business aspect of it all (he's more of the maintainance/handyman, and I am the biz end).  

From the flipping aspect it seems you have to find something for around 250k that needs 50k in rehabs with an ARV of 350k.

She has a plethora of knowledge in many aspects of real estate (law, mortgage brokerage, investing), and actually listens to what I'm looking for. 

So if they (underwriter) finds that you "do," have a property then the integrity aspect of the file may be questioned.

And I'm sitting there thinking that if they had just told us upfront about some aspects of the package I wouldn't have taken the deal. 

I feel I have have a good grasp on all the aspects of house flipping.

It is a good community to network and learn about all aspects of real-estate investing.

While I have sort of gotten used to it, I doubt prospective higher income tenants are going to like this aspect of the neighborhood, drunks walking up to them and asking for money for a meal.

Your best bet is to contact an MAI appraiser in your area and ask for a feasibility study as to the highest and best use.It's not always up to you from a market aspect, unless you build it.
