If you are paying below market value and then contributing to her new mortgage, get everything written up by the lawyer handling the sales. 

It also relies on the states to come up with a large extra contribution each week.

I would like to be able to move with some kind of experience or training under my belt in the hopes of that contributing to finding a job with a brokerage.

The notion that tenants have to make their contractual rent payments appears to have gone by the wayside.

Side note: These 2 investors only want to contribute their money and be a limited investor.
