Another vote for YourPorter.I even created an offplatform website through their interface, though I am trying to figure out how to best integrate electronic lease agreement signature.The only thing I am trying to figure out is their Cleaning module - how best to send automated communications to my cleaner.

I believed in a week that we had a bad contractor (poor communication, too cavalier), but I did not want to go in search of a new one and deal with determining costs of incomplete project, etc. 

It kills me to think about paying her to leave, but I'm definitely open to it if she would just communicate.

Be proactive & upfront in communicating your expectations to the residents. 

We increased EMD a couple times and provided the seller with evidence of the situation to show that we're committed and communicate that they'd likely run into the same problem with any other buyer unless they had cash offers. 

I would have rather paid someone to do some of the repairs. 4: Good communication with a trustworthy property manager is the key to success.

How much time will you spend buying 100 properties: looking for properties, making offers, negotiating deals, walking your properties, refinancing properties, communicating with lenders, contractors, property managers, agents, networking, etc. 

I cater my communication individually to fit each client.
