Shortage of materials has forced us to only focus on what is in stock and we base all designs on that. we have 2 dedicated contractor crews which allows us to mix and match guys to plug any COVID holes we might get in the middle of a rehab.

If using the appliances in the kitchen causes regular breaker trips then the electrician didn't wire the house to code, unless the tenant is running multiple plug in appliances on your outlets at once.

I've set up google sheets to just plug in the numbers and get the True Land Value, Park Owned Homes Value, And the True Value of the MHP. 

Rental supply isn't really keeping up with demand in Colorado Springs so if you're advertising with enough lead time, you should be able to plug in someone within a week of another tenant's vacating.

I am plugging along because I have my eye on one end goal - be able to confidently walk away from W2 and pursue more investment ventures so in the next two years, I plan to keep leveraging the equity of my properties while I can.

@Brady Pratt - plug your numbers in an xls, with your fast amortization your principal will be significant lower, meanwhile rents higher, it should all work out.
