Looking to deep dive into MHP's and gather any information I can

Hello,

I've been interested in MHP's for a long while, but I've been stuck in the deal analysis stage.  

I've set up google sheets to just plug in the numbers and get the True Land Value, Park Owned Homes Value, And the True Value of the MHP.  As well as having a set steps to hit major goals that will allow me to buy the land, lease option the homes, sell the notes of those lease options, and then still collect money from the lots. 

On top of that have set goals and checklists in place to make the parks better to justify raising lot rents.  


So my question is, how should I go about finding a owner who will hold the note for a lease option?  
How's the best way to go about asking my local "mom and pop" parks?  Should I call? Send gifts with a letter? or try to find them in person?
