Also IRS may not allow to convert the passive income to the Active income just transferring the rental Income from Schedule E to Schedule C, you'd better to have a LLC as the management.

I’m probably making a mountain out of a molehill and it would just be better to let it happen but unfortunately this guy has poked the bear and I’m really angry. 

this is due to historically outstanding rent growth, overall far better tenant than most other markets due to the housing shortage (San Diego ranks near bottom in nation in both delinquent rent and evictions), and property taxes being near fixed rate.
