If I fixed every single thing I'd like to to make it look awesome its a 39k reno, If I do a light reno just redoing kitchen, bath and some other things I could spend 20k.

When I looked at your deal I wasn't sure if I was missing something, but that's awesome that you went forward, got it rented, and then got another property!  

Then Buy, hold and rent, then move to self manage as the funds become available.Again thanks for your awesome and quick response.
