I know this is a unique issue to the note and the individual, so I'll add a few details and see if there are any suggestions as to where I should go from here.To begin, I'm a note rookie, and I accept all the critical feedback that comes with it  : )   I now know that I was under capitalized when pursuing this note.

For those of you who don't know Prosper.com is a website where you can get loans from other individuals who invest in increments of $25 at a time.

You can also hear how individuals transitioned into big transaction such as flips and buys n holds. 

Keep in mind, its nothing until the bank authorizes the short sale. 

Returns an individual gets are based on market conditions and individual investor savvy. 

It was confusing to me whether a salesperson's license was sufficient if you managed properties as an individual.
