After discussions with the local building inspector about different options we decided to decomission it in place (basically filling it with concrete) and building a second wall in front of the fire box, which caused us to loose about 5 inches of living room space.We also opened up the tiny kitchen into the living space by removing the load bearing wall in the center of the house and installing a structural LVL beam in the attic to handle the load.

I am looking to buy a rental property where everything looks good and numbers work.However, I see this large tree next to one wall and it hangs over the roof which causes debris on the roof.At this time, there are no known issues with plumbing or any foundation issues, but would you get a house with a tree like this?

If someone needs to break a lease for a VALID reason (a job loss where they truly no longer can afford the rent and the landlord sees the handwriting on the wall in terms of an eviction for such down the road for example) this may make sense.
