What are the differences between renting out the whole unit?

Hi Everyone,I'm a data scientist interested in buying out of state property, and it boggles me how difficult it is to find US-wide real estate market data at the metro/city-level. 

My property is worth 1.4M last time I got it appraised (around 2019) It should still be at around that level.

I’m currently doing this with another unit but the owners are selling so I have to move.

I'm looking to invest in my first property in Denver and would like to acquire a small multi-family (3-4 units), live in one of the units and rent out the others.

Some of my CA investor friends are doing value add, like ADUs, short term or midterm rentals, house hacking (buy a 2 to 4 unit for 5% down and rent out the other units or a SFH and rent out the rooms) here.

Cash invested: $50,000 Retail syndication project, investment on 1 of 37 units in the development.

We are buy and hold investors out of Lowell MA with a few hundred units in MA and NH.

I currently own 18 single-family homes in the same area (1.9m value, Cash flow avg 320 per unit).

I just had one of my tenants set one of my houses on fire, major damage but not a total loss. Has anyone ever dealt with this? Any advice? Would you work with a public adjuster?
