-Most likely not willing to house hack since I love my primary residence and it is a coop, making it somewhat of a hassle to rent out if I leave for a year at a time-I plan to hire a property manager-I am interested in a combination of cash flow & appreciation approach (truthfully haven’t thought out my strategy out all the way); would be nice to have some extra cash in short/mid term but again mainly care about being able to retire comfortably 20+ years from now-I generally prefer slow & steady growth over high risk/high reward approach, although willing to take on moderate amount of riskWould appreciate any advice and input!

Fix and flips are going to be high risk/high reward.

The best way to make a lot of money is to take a job that has no income ceiling and rewards you for hard work.

I think I know some of the pluses: lower barrier to entry, popular area to rent, less risk // and minuses: HOA fees/rules, slower appreciation, less reward.

The presenters were pushing the idea that, those who were "go-getters" would be rewarded; it was just the natural consequence of taking action...which has some truth.

You want to find an area that has an advantageous risk reward ratio.   

I pay performance bonuses in my other business; seems like top performance from housekeeping is something worth rewarding.  

Not only did the investment prove financially rewarding, but it also brought a sense of fulfillment and accomplishment.

Bank of America has tiered rewards (cash back) on cc putchases if your keeping your savings in their accounts so you get more back if you're saving to down payment an investment on the things you already buy.
