So let's assume I am a passive investor that has come into 30k  as risk capital distinct from my portfolio of investments (retirement accounts etc.).

I'd be willing to move a lot more money over if we were going to be using their lending services.We have been using Fortera but their online system is TERRIBLE, especially for trying to transfer money to and from our Ally accounts. 

I'm looking for a local bank, that understands Real Estate Investing, to open up a business account for my investment company.  

Even with using the lowest cost IRA provider out there the fee for 4 separate accounts is over $600 annually assuming my wife & I open a Roth & traditional each.

The BP one really only works for single family as it doesn't take into account rent increases. 

My first approach is to just tell the tenant to buy a wasp spray and spray it (if small), I would credit the rent that amount with an invoice (and bill to owner out of the reserve account). 

I am a state tax account by day who spends all her free time traveling, eating and coming up with new business ideas.
