The neighbor smokes, incessantly.  

They are a medical device, basically.I know it's a weird concept, but there you have it.However, if the animal misbehaves, you can kick the tenant out over it - they still have to follow the rules for cleaning up after pets, and if it causes damage, you can charge them for damage, if it barks incessantly, you can kick them out for noise, etc.But, you can't charge them any pet related fees, other than for actual damage after-the fact.  

Trying to save on expenses, I am considering reaching out to this investor to offer sharing snow removal and sharing a dumpster versus both of us paying individually for our own services.

The house next door to me had a pitbull that would bark incessantly from 9pm-7am every night basically right outside my bedroom window.

Some other things I have Found about small MF tenants is they are often  looking for someone else to mow the lawn and shovel snow.

Please remember it is your responsibility to keep the driveway and walks clear of snow and ice for the safety of your roommates and guests. 

My vacation STR has a high HOA, but that's required because it's a mountain town and you need hefty funds for daily snow plow of the complex when it snows.

I pay $800/year for $2mil liability and that includes extra $ for residential snow plowing.

Rates range from 6.5-10% depending on the portfolio, (bigger is cheaper), and he collects rents, handles all maintenance issues, tenant phone calls, section 8 inspections, snow removal, landscaping, ect.
