A tiny little pizza joint in my bedroom community got a full liquor license and the place is a mob scene so the liquor license definitely helped.Liquor licenses to take time to get there is a process you have to go through so not sure what that timeline would look like.

Some people might also suggest a Joint Venture agreement which is also a possibility but does not provide you with the asset protection so each party would need their own LLC to get that.

If they're asking $650k and you know without a shadow of a doubt that it's worth $800k (as-is), you have more flexibility in providing an investor with a good deal while still netting a healthy wholesale fee.
