I'm looking for some advice from a local park owner in the eastern North Carolina area.

Yes, some smaller funds can let you in on the 35 (ish, can't remember exact number) sophisticated investors  exemption.You can most likely meet some funds like these at conferences and networking events.

You want to be present or on the conference call at the time the offer is made and LISTEN CAREFULLY and PROBE BOLDLY AND STRATEGICALLY.

The properties are in Greenville, NC which is in eastern North Carolina.

I did meet Fiquan at a RE conference in Chicago a year or so ago. 

Also, consider BHIG and Addicted to ROI; it depends if you are interested in local or considering investing in Eastern WA or even out of state. 

Probably the easiest would be the Eastern Mass REIA in Taunton (2nd meeting in Rockland).
