Depending on how large your tenant pool is I would also employ the following....some of this is controversial and some isn't but it's worked well for me when I've house hacked.No Felonies, everNo evictions, everNo smoking, of anything or any kind, periodNo petsGross income needs to be at least 3 times the monthly rent,...unless you are renting to a Section 8 tenant...which I have done as wellNo illegal drugs, periodRent is collected electronically through erentpayment...Even though as the property manager I live right next door to you, you still submit the rent to me electronically.

Then anyone else who wanted to live there could subtract all your profit and flipping costs and bid that much more.This is similar to when people go to an auction and complain about dealers bidding up the prices the dealer can only stop you from getting a steal, they can’t pay more than an end user as they need to make a profit at a higher price a flipper pays the least for any property, a landlord pays more, a STR landlord pays more, and an owner occupant pays the most, especially if they can do the work themselves
