Hello All,

I'm analyzing multiple duplex properties in the Detroit Market (Bagley & East English neighborhoods) to house hack with FHA. I will be buying fairly soon and I would like advice on the landlord aspect of this strategy.

1. If I am choosing not to hire a property manager what are some ways to add layers between me and the tenant?

2. What are some screening best practices outside of the typical rent requirements ?

3. Any other important things to be mindful of since I will be living above or below tenant?

Open to all responses as I am a first time landlord!

@Brandon Johnson hey Brandon, a lot of landlords that don’t want the tenant to know that they own the property, simply tell the tenant that they are the property manager instead of the owner. The biggest thing is making sure the tenant meets the income requirements since you’ll be using their rent payments for the mortgage payment. Be sure to do thorough reference checks as forgery is big issue in the city and you don’t want to fall victim to fake paystubs etc. Also, you’ll want to make sure their lease is clear about quiet time, smoking, pets, etc since you’ll be living with them and will have to deal with their habits.
