Their role is to look for common issues and flag them for you to dig deeper into before buying.  

Digging deeper than just how many forebearances there are like how many continue to pay even inspite of forebearance, or digging deeperel than just rent collections, but comparing them to normalized numbers is important to understand the actual effect, and thus realistic likely outcomes is important.

As you dive down different rabbit holes to learn, find what interests you, and continue to ask questions based off of what you hear and read!

And approve certain repairs via email if they are over the repair budget for the managers.One thing to keep in mind is that you probably aren't going to be able to dive into real estate at an extremely fast rate.
