For me to purchase the property in Rancho Bernardo it would have to be priced such that it would make sense when (not if) I got caught and needed to address the issues.Note it could be stated that the two big players in STRs cheated. 

A,B, C,D?

It is inevitable for prices to adjust (at least somewhat), but now that we have the new player in the game - inflation - that is certainly something you must consider.

Also sticking it in bonds or CD's ties it up to where you can't spend it while working on your plan. one million goes fast when it comes in fast.

I cannot tell you how many wannabe players talk and talk yet never come to the plate, just that I've met a huge number of them in my time in real estate.Hard and fast metrics are easy ways to look at your property, but the truth is that you have to completely understand what they represent if you're going to make valuable decisions based on them.

Best thing I can say about it is that it's a pretty good sounding music player, but there are plenty of bluetooth options out there that are good - I have a JBL Flip 4 and I'm always amazed at how good it sounds for its size.
