Hey @Robert Burns - If you want to use the most effective mail piece, then I'd recommend using a company that offers creative mail pieces that get you to stand out from your competition and entice your prospects to open.  

I listened to real estate investor, Grant Cardone, and he said unless you have money you can burn, skip the single-family properties, and look for a multi-family property that the average rent paid is low. 

Don't let that cash burn a hole in your pocket and just buy anything.

DIYers will be overly aggressive here burn out quickly. 

It's going to be a long read, but I'll try to trim the fat as much as possible.Right out of high school, I got a full-time job.

(Think flippers that get in over their head, landlords who lease for a year and burn out, inheritance, etc.) 

BBB status.It's a big decision and too often we get new clients who have been burned pursuing the discount.  

Many times they will burn it down for you saving you thousands

Don't know if i'd want to burn one of those on such a small loan.
