Mike,Under most Insurance policies for rented dwelling, apartment buildings, etc. that include Business Income or Loss of Rents coverage, it requires a covered loss. 

You'll get a nice paycheck immediately, and you'll learn more in two years working for them than you would struggling to build a business on your own.

The alternative would be to buy a lot and build a new 4,500 sq ft home.
