I'm looking to purchase my first property with my fiancé (both 25) with the goal being to establish our primary residence together, as well as giving me the opportunity to add equity/value via rehab before moving on and converting the property into a rental within a year or so to kickstart an investment portfolio.An interesting lead that recently came up is my parent's neighbor's house.

Why get rid of something that is doing well?

Found T&H realty services to be pretty interesting as they provide both buyer brokerage service (to help me find deals) as well as do property management i.e. they are not full turnkey provider necessarily, but reduces some of the hassle for me I guess as an out of state investor. 

I'm a huge fan of San Antonio as an STR market, but it is, like most "mature" markets, very sensitive about WHAT performs well. 

I do recommend on higher end properties adding TV channels and Spectrum has a live TV stream app (no more boxes, I also imagine other cable providers so as well).

Thank you Jaron..really do appreciate the guidance and candor…I am probably not articulating the finer points well…my daughters are actually only the tennets…they are not involved in any of the potential decisions I am considering.  

If structured well, this can be a great way to get started without much cash.

My partner and I have a flip that we will be starting in mid march as well!

Would love to get a copy of that spreadsheet as well.

Don't forget about single family as well as to cut out 80% of the deals.
