You and your title company may have to work to get them removed or settled.Governmental liens like other tax liens, city demo liens, city lawn mowing liens, IRS liens, treasury liens, federal terrorism liens, etc, don't get wiped out.

I recommend taking 10-15 minutes to watch a demo video of tenantcloud, it's very comprehensive and I'm a big fan

Otherwise it is just like analyzing any other development deal, only there is no demo.

I have a pretty good idea as to the order to build back after demo, what types of things can be worked on at the same time and a few things that obviously have to wait until the end. 

If it is a 3 bathroom home and she is only using one of them, you can have demo and remodel done on the other two.

If you are re-wiring the house, you do not have to demo all the walls, just the cuts to run the wires.

Much like the demo or renovations at some of my properties, "just because I can do something, or know how to do something, doesn't means I *should* do it."
