I feel like that's unreasonable in itself and I don't know if a judge would honor that part of the lease.

If you put 24 hours, that's a bit unreasonable, but you'll find out pretty quickly if you're high offer or not "We need a little more time... we wanted to hold an open house..." etc.  

If they try to turn it into a civil issue, I will argue that it is not unreasonable to assume that a tenant who is violating arguably the most important tenet of the lease, is likely violating others as well and I want to be there to document....

The $1,000 estimate for the equipment isn't unreasonable, but my concern is that this system requires internet/cellular service to transmit data to the provider.  

Although it is true that C class tenants are generally as dumb as dirt the bigger hurdle to overcome with them is their attitude.

The implied value of that is not 0, so when the sales contract contemplates them, it does not feel unreasonable to seek compensation.

The fact that you are offering $50,000 less then list price is also another hurdle the realtor might not want to confront
