Because of unbelievably low rate, current rate+PMI is basically similar to interest rate a year ago and still lower than previous years. 

It is my belief that this is more a function of the low vacancy rate than the cumbersome eviction process.Prop 13 is unbelievable benefit for long-term investors. 

This is the absolute best time to lock in long term 30 year financing at unbelievably low rates so my recommendation would be to start with your personal residence and do house hacking, live in it for a year or so, then do it over again. 

@Ryan Robinson I have been watching our MLS inventory numbers here in Daytona Beach go to unbelievable lows and still there are homes around here that need a flipper's touch (but they aren't for sale).

He accepted, and that property now cash flows over 2K a month with some unbelievable tenants.And yes, things have gotten even more competitive since then, but I think the principal still remains.

Then you add in the weather and ... you have an unbelievable increase in demand. - ----How long is this demand going to be sustainedThat is a tough question to answer.

@Joey Zaniboni I am not deliberately planning on turning this property back into a LTR because its performance as a STR is unbelievably good.
