This is the absolute best time to lock in long term 30 year financing at unbelievably low rates so my recommendation would be to start with your personal residence and do house hacking, live in it for a year or so, then do it over again.

@Ryan Robinson I have been watching our MLS inventory numbers here in Daytona Beach go to unbelievable lows and still there are homes around here that need a flipper's touch (but they aren't for sale).
