Agreed with @Gregory Schwartz, the gifts with a personal touch are the most memorable.Gifts related to their hobbies/interests are the best.I typically land at $50-200.I work with a lot of clients who buy properties that need work, so I usually throw in a Home Depot gift card with a handwritten note.All the best!

Ya know what blows my mind is being a person of pre-internet, is just how many people will throw $ away on BS "Guru" packages vs just googling a dang thing and finding the plethora of FREE info to answer it all.... 

The numbers will look great in a spreadsheet but you really need to make sure you are ready for what those areas will throw at you as an investor. 

Also, don't forget to properly factor in renovation costs, as unanticipated spending might throw a wrench in your plans, and consider Chandler's market feel to determine whether it's more renter-friendly or leaning toward buyers.

You're perfectly capable of throwing some aggressive bids that make you comfortable entering and as you see one that fits, maybe up the ante for one that fits all your criteria but right now you can operate with no pressure regarding that. 

@Andrew Frank I would just throw my two cents into this conversation. 

It may not make sense to you, but just throwing it out there as a quick cash deal may seem more appealing to the seller at that price.
