My suggestion is to tailor your investing to the area that you are moving to.  

Being a pro member gives you access to landlording forms, and for a nominal fee, a lease tailored to your state in which you live in.

If you want something custom tailored for something and the diy approach isn't great, they offer an API (https://developers.podio.com/) that is pretty feature rich and already a part of your account that most developers would be able to get you something pretty custom and as basic / feature rich that you would want.

Tailor your marketing message to speak to that. 

My gut says to spell out the specific property address, but a lot of online printing services (Costco for example) don't give you the options of merging a mailing list with the mailer to create tailored postcards and letters for each owner on the list.  

He also stated the spread was probably too low given it is a lower socioeconomic area.I don't have $5k to put down on this deal to make the terms work, but trying to get something out of it via assigning it would be hard based on the numbers.I would just like to know your input, recommendation, is it just plain not a deal worth pursuing, or can I tailor terms a little better.

Like others have mentioned, if you don't see what you are looking for in your local market, by all means start one on your own and tailor it to your liking!

Find a good broker that has access to many different hard money lenders so they can tailor the money to your particular situation.

Thanks @Justin Anderson, I have certainly noticed that iGMS runs wild west with their SDLC, which for me has been nice because they are able to quickly tailor to my needs as I've been testing things out. :)  Would certainly be scary though knowing that if/when I finally had something that I wanted in a stable state.I also run an app dev team for my day job and also created my mobile app platform (with a dev), but I am not a developer at all (other than some SQL skills), so like you said, these tools are becoming increasingly more available to the less technically inclined and easy to integrate, which is exciting.
