I hope you guys never have to deal with...the settlement attorney that closed my last sfr home was broken into and their files were stolen.  

Here in Tucson, there was a big PM company that folded last year because it turned out that their accountant or internal bookkeeper or one of the partners had over time stolen several hundred thousand dollars in owner reserves, prepaid rents, tenant security deposits, etc.

I've had copper stolen out of rehabs.

All it takes for a property to be considered 'condemend' is the kitchen sink or only toilet having been stolen.

I have some stories about contractors , but that could take a whole thread  -  I've had them not for show up for days at a time while promising to come over "tomorrow"  -  I've had them lave tools at the job site to get stolen ,  I've even had them steal money from me  - I've learned to put a time limit and a schedule together and have them sign it - make them responsible for completing tasks on time or get paid a reduction on the agreed to price.

In Florida they get stolen all the time in empty properties.

I had to bring my car battery home with me at night lest it be stolen.  

That makes me nervous because of posts I see here about risks of having property stolen from the current tenants.
