If your goal is to simply take over a property that has a VA loan, you just start making the payments without bothering the lender. 

It’s a beautiful old house and would be a real gem if it was restored, but I don’t have the funds or a credit score good enough to get a loan that big (without an insane amount of interest tacked on).I’m hoping to turn someone on to it who loves restoring old properties, or start investing in a group that does and tell them about my house and invest as a team.

I’m currently looking to invest in Kansas City, starting with a few fix-and-flips and eventually getting into residential development. 

-Start with a JV structure on a few smaller projects to establish a track record before seeking full financing on your own.

At this point I can't fathom spending close to $100k in repairs and potentially being right back where I started.

Rents have gone down since I started my research.

I'm now aware of any "lifetime" limits for FHA loans, but you're required to live in the property for at least 1 year after the loan starts.
