I have painted bricks before and aware of the maintenance it involves with touch ups.. never again, Looking for stain that is long lasting and maintenance free.. any suggestions from experienced investors with stain?

I've been lucky and had regular wood stairs under the carpet so just sanded and stained them a similar color to whatever the new flooring looked like - if it's particle board you might need to improvise a little.

They have done a great job managing guests and the STR platforms to maximize bookings but when we returned to stay a few days we found lots of broken furniture, stained carpets and other details that were neglected.

I have a shower base that has stains from the well water.  

You may be able to salvage them with a very dark stain, but you'd have to go through sanding and finishing before you can even test that out.  

Yes, there are obvious soil stains, the entire house has a very strong smell as well.  

One guy told me that while he and his wife were home, someone was trying to steal the stained glass window out the wall of their house!

Look for signs of partially melted plastic rings around the water inlet/outlet locations or staining on the top surface of the tank right around the flue pipe.
